The division’s first community is Woodleaf at The Sanctuary Club in north suburban Kildeer. Woodleaf has two homes that will be available in the spring.

The first home, priced at $799,900, measures over 3,600 square feet, and the second home, priced at $899,900, measures almost 4,400 square feet. The first floor of both homes features a dining room, formal living room, study, great room with fireplace, and gourmet kitchen with an island and breakfast nook. The second floor of each home includes a huge master bedroom with luxurious master bath, and three secondary bedrooms, each with their own private bath and walk-in closet.

Woodleaf at The Sanctuary Club has ½- to ¾-acre sites for 26 custom homes that will either overlook Kemper Lake or back up to mature trees or open space. The community is located along the north side of Half Day Road, just west of Old McHenry Road and east of Quentin Road.

“What makes Woodleaf at The Sanctuary Club truly unique in this area is its unmatched combination of amenities,” said Jeff Benach, co-principal of Lexington Homes. “It’s a magnificent piece of property, and no homes back up to another home but rather to rolling hills, abundant mature trees and water features. The great location within upscale Kildeer and access to the highly sought-after Stevenson High School district also make this community very appealing. What’s more, it’s the only community in the immediate area where all homes have both Lake Michigan water and city sewer. Surrounding communities require homeowners to have either a well for water or a septic tank for sewer, or both.”

The homes at Woodleaf at The Sanctuary Club can be custom designed either by the buyer’s architect, one of Portfolio's custom architect partners, or another architect who Portfolio will help find. In addition, Portfolio plans to build custom inventory homes, designed by architects that specialize in highly upscale custom homes in the Barrington, Inverness, Kildeer and Long Grove areas, as well along Chicago's North Shore.

“While homebuyers can choose their architect and floor plan, Lexington Homes will construct each luxury home, drawing on our 40-year commitment to quality craftsmanship,” said Benach. “Available blueprints can be the starting point for a semi-custom home, or buyers can create something brand new from a clean sheet of paper. They can be as involved in the creation and construction of the home as they want to be.”

Benach said there has been a resurgence in higher-end home sales in 2012, due to great values in the luxury home market, which gave Lexington the impetus to start Portfolio Homes and open this custom-home community. “Also, with record low interest rates and pent-up demand, our expectation is that the turnaround happening in the luxury real estate market in 2012 will continue into 2013,” he said.

Woodleaf is near Deer Park Town Center, Kemper Lakes Golf Club and major expressways. It is part of the Kildeer Countryside Community Consolidated School District 96.
