Some deals are so good you don’t even need a home buyer’s tax credit. Case in point: the Boulder Hill Condominiums, where prices start in the mid-$60,000s.
“Your mortgage payment is very comparable to what you would be paying in monthly rent,” said Linda Pehlke, sales associate for SW Boulder Venture, developers of the community of 150 converted condominiums. “So why wouldn’t you want to buy? As we know, the benefits of homeownership outweigh the benefits of being a renter.”
Home seekers can get on the fast track to ownership at Boulder Hill by capitalizing on a special low down payment opportunity. Eligible borrowers only need to put down a 3.5 percent down payment to purchase a Boulder Hill residence—provided they finance with an FHA loan issued by an FHA-approved lender.
“Just ponder the potential savings with this deal,” said Stacey Doweidt, sales associate with SW Boulder Venture, LLC. “For example, one of the community’s two-bedroom condos—which is now available for immediate occupancy, priced at $91,900—would only require a $3,216 down payment through an FHA loan. A traditional mortgage secured from a private lender would increase the down payment on the same unit to approximately $18,380.”
“Keep in mind that private lenders usually mandate up to 20 percent down on a home to secure a mortgage loan,” Doweidt said. “Three-and-a-half percent is practically the lowest down payment you’re going to find. It makes for an outstanding bargain.”
To make a great deal even better, for a limited time Boulder Hill buyers also can claim a $1,000 discount that can be applied toward any of the community’s popular options like stainless steel appliances or upgraded flooring.
Boulder Hill features residences in three different product lines:
• Traditional condominiums, offering one to two bedrooms, one bath, large living and dining area, kitchen and spacious walk-in closets. Prices range from $69,900 to $93,900 (all prices subject to change without notice), and square footages span approximately 570 to 800.
• Ranch-style condominiums, including two bedrooms, one bath, living room, oversized eat-in kitchen and private front and rear entries—priced from $89,900 and sized at approximately 725 square feet.
• Two-story townhomes, providing three bedrooms, one bathroom, large eat-in kitchen, generously sized living room, private front and rear entries and rear concrete patio (views of the Fox River also available, depending on the unit). Each is priced at $122,900 and offers approximately 950 to 1,000 square feet of living space.
For those who are looking to move in now without the wait, Pehlke noted that there are three units available for immediate delivery:
• A traditional, two-bedroom, one-bath condo equipped with extras like a dishwasher and microwave and spanning 800 square feet—priced at $91.900;
• A ranch-style, two-bedroom, one-bath condo that includes upgrades such as laminate flooring, stainless steel appliances and decorator colors—priced at $89,900;
• A two-story townhome with three bedrooms, one bath, 950 square feet and an upgraded gourmet kitchen equipped with a microwave and dishwasher—priced at $125,400.
All Boulder Hill homes are completely updated, freshly painted and appointed with all-new kitchens, fixtures, tubs and showers, flooring, cabinets and countertops.
“It’s virtually no different than getting a new construction home, but without the high markup,” said Doweidt. “A Boulder Hill condo or townhome is indistinguishable from a recently built, comparably equipped unit elsewhere, but our prices are significantly lower.”
Routine maintenance and upkeep, lawn care, snow and trash removal, liability and casualty insurance on common property, and management and administrative services are covered in the affordable monthly assessments, which range from $113 to $178 (per unit).
“Now is the perfect time to own your own home,” said Pehlke. “Who would want to lease when you can enjoy all the benefits of a low-maintenance, attached home as well as a convenient address within a quality school district, for an incredibly affordable price?”
Boulder Hill is surrounded by mature, shady trees and is within walking distance of the Fox River.
Those who visit Boulder Hill can now walk through four models— three, furnished by Ikea in Schaumburg—with all three product lines represented.
“We’ve joined forces with Bank of America to provide an assortment of appealing lending programs,” Doweidt said. “So when you come to Boulder Hill, everything is right here for you. You can tour the models, consult with our sales professional to learn more about our designs and amenities, and then get pre-qualified by a Bank of America representative right here on-site.”
