Drexel Blvd. gets dressed for revival

North Kenwood/Oakland is on the radar as one of the South Side’s rising-star neighborhoods, Realtors and developers say.

Today, historic Drexel Boulevard is at center stage for the current boom of residential development in North Kenwood/Oakland,” said condominium appraiser Gail L. Lissner, vice president of Appraisal Research Counselors.

“Drexel Boulevard remains the widest and best designed boulevard in the city of Chicago,” said Mark Sutherland, principal of Sutherland Pearsall Development Corp. “It is a key boulevard connecting the South Side to downtown. With the nearness of South Lake Shore Drive and the expressway system, housing on Drexel Boulevard has better location and much less congestion than Lincoln Park.”

North Kenwood/Oakland also was one of the key neighborhoods showcased in the recent Southside Builders Association’s 2008 Premiere of Homes.

“North Kenwood/Oakland is still somewhat of an undiscovered jewel of Chicago’s neighborhoods,” said  Sutherland. “It has everything that makes a great neighborhood in Chicago, terrific architecture, proximity to downtown and the lake, lots of new construction, expansive green areas, etc. Plus, you get twice as much for your money as compared to some of the North Side areas.”

Sutherland noted that North Kenwood-Oakland is located about 4000 south—about the same distance from the Loop as such popular North Side neighborhoods as Belmont Harbor, East Lake View and Buena Park.

Vast improvements to nearby Lake Shore Drive, and the Lake Michigan shoreline, including plans for the new beach at Pershing Road (39th Street) make North Kenwood-Oakland the next destination neighborhood, Sutherland added.

Sutherland Pearsall has two active developments in North Kenwood/Oakland:

· Drexel Parc Lofts, 4537 S. Drexel Blvd. Only three penthouses remain for sale in this new-construction 59-unit condominium conversion.

The three-bedroom, two-bath penthouses in the seven-story elevator building feature 1,500 to 1,600 square feet. Prices range from $299,900 to $309,900.

· Drexel Square Townhomes, 4450 S. Drexel Blvd. The nine-unit new-construction townhome development is nearing completion. The three-bedroom and four-bedroom townhomes have 2.5 to 3.5 baths and two-car attached garages. Prices range from $394,900 to $509,900.
